Watershed Appraisal, is a NYS certified and fully insured Appraiser
living in the market area that he serves. Some
appraisals in the areas we cover are completed
by Appraisers who come from the more populated counties nearer the New
York Metropolitan area. These appraisers may not have the local
contacts and market knowledge to deliver an accurate
appraisal which meets underwriting standards. MLS sales in our area
represent a smaller percentage of overall sales then many areas.. The
most common reason for
review appraisals locally is that the report in question was completed
using only MLS data and the comparables are too distant from the
subject.
Our market data is updated continually using a combination of
Assessor's
data, County Real Property records, MLS data, NYS data, and broker
contacts (not
all brokers are in the MLS). Why not avoid the pitfalls of assigning
your
report to a distant Appraisal firm which may not have an individual in
place who understands the Sullivan, Ulster, Orange, Delaware and Greene
